You will need a mandatory HMO licence if your property is rented to 5 or more people from 2 or more households, regardless of borough. Bexley does not currently operate an additional HMO licensing scheme, so only the national mandatory threshold (5+ tenants from 2+ households) applies — though this can change, so we always check current status before you apply.
Our service fee is £300+VAT for an Additional HMO Licence and £500+VAT for a Mandatory HMO Licence. On top of that, Bexley's council charges its own fee separately: the mandatory HMO licence fee is £340 initial application fee plus approximately £310 per letting; the selective licence fee is £800 total (£340 application + £460 enforcement fee), with a £50 discount for accredited landlords.
